San Antonio

Bexar County records the lien. It does not record the loan.

A Texas county clerk indexes who borrowed from whom and on which lot — never how much, and never until when. Circlemark reads every commercial deed of trust recorded in Bexar County for the stated principal and maturity, ties it to the appraisal-district parcel, and keeps it current against releases, trustee's deeds and modifications every week.

What Texas does not publish

Texas is a non-disclosure state: a deed states no sale price, so an origination loan-to-value cannot be computed here the way it can in New York. Maturity is stated on roughly two deeds in five; for the rest we model a due date from the lender type and say so, field by field, on the record itself.
