What is different about New York

  • Loans are recorded as sets. A refinance is usually a CEMA — a gap mortgage plus a consolidation agreement. Reading rows one at a time double-counts principal; we classify the whole recorded set so the consolidation carries the loan and superseded notes never surface as separate maturities.
  • No maturity in the index. Where the recorded document states one we read it and cite the page; where it doesn't, we model plausible terms by lender type and say so — an estimate never renders as a fact.
  • The reset, not the maturity. New York bank multifamily paper is routinely a 25–30-year note whose rate resets at year 5, 7 or 10. We read the rider for the stated first reset — the event a broker actually works.
  • Homes are excluded correctly. Classification comes from the recorder's own property-type codes, so a $4M condo-unit mortgage doesn't masquerade as a commercial loan — unless it blankets several units, which is a portfolio and stays.
  • Owner contacts from the public record. The officers an LLC must list on its HPD registration, DOB permit contacts, the assessor's owner, and the person who signed the recorded instrument — every name cited to its source.
