Who lends on commercial real estate in Brooklyn

360 lenders have closed 8,866 commercial mortgages recorded in Brooklyn since Oct 2023, counting only institutions with 3 or more here. The three most active: JPMORGAN CHASE BANK, CITIZENS BANK, S3 CAPITAL. Every row below is what a lender has recorded, dated to its last closing here — not a credit box, and not a promise that it is lending on the same terms today.

Counted from the ACRIS record for Kings County: one row per loan, the originator of record only, every spelling of an institution folded together, loans of $1M and up on commercial collateral. The last 36 months, as of Oct 2026. Brooklyn has 23,509 active commercial loans on file today.

How these lenders are counted

  • Source of record. Every closing is a mortgage recorded in ACRIS for Kings County, credited to the lender the instrument names. A nominee, servicer or trustee in that position is not counted — MERS has never lent anyone anything.
  • One institution, many spellings. A bank records under dozens of names; they are grouped into one institution, and a successor or trade name is folded by the lender crosswalk on the methodology page. The clerk never updates a name after a merger, so a bank that no longer exists still appears on the record under its old name until a crosswalk row folds it.
  • One loan, one closing. A blanket loan over several lots, or a facility recorded once per property, counts once.
  • Revealed, not stated. This is what each lender has done, not what it says it wants. No lender has told us its credit box, and the page never guesses one from the sizes it has closed.
  • Dated. The window is the last 36 months to Oct 2026; a lender's row ends with its last closing here. Re-counted every six hours from the weekly re-read of the record.

When these loans come due is on the Brooklyn maturities page.
