Jersey City
Hudson County records the mortgage. It does not index the amount.
The Register of Deeds and Mortgages in Jersey City indexes who borrowed from whom, on which block and lot — never how much, and never until when. Circlemark reads every commercial mortgage recorded in Hudson County that falls due inside the next twelve months for the stated principal and maturity, ties it to the state's parcel file, and checks it against satisfactions, cancellations and assignments every week.

A light read, and what that means
Jersey City is one of the metros Circlemark reads light. Rather than every mortgage since 2015, the Register's index is listed for the origination years whose maturity falls inside the next twelve months — the vintages a five-, seven- or ten-year term, or a three-year bridge, puts due now — and each mortgage's first pages are read for the stated principal and maturity, cited to the page. A loan due in three years is not listed yet; it will be when its vintage enters the window. The signature page, and so the person who signed, is read when a seat unlocks the contacts. How the light read works.
What New Jersey does not publish
No New Jersey parcel file names an owner, so the owner of record on a Hudson County loan is the borrower the mortgage names. Each municipality assesses at its own ratio — Kearny near fourteen cents on the dollar, Union City near par — so the value shown is the assessment equalised to market by the state's ratio for that town. New Jersey forecloses through the courts: the Register records the lis pendens, which is matched to the loan, but the sheriff's deed is filed as an ordinary deed and is not.
