Who lends on commercial real estate, county by county
38,435 commercial mortgages recorded in 11 counties since Oct 2023, credited to the lender each instrument names and counted per institution — 2,332 lender rows across the counties, with 3 or more closings each. Every county page ranks its lenders overall, by property type and by loan size, and dates each one to its last recorded closing there. Nothing here is a credit box; it is what each lender has done.
Pick a county. Each page is the county record read the same way: one row per loan, the originator of record only, every spelling of a bank folded into one institution, the last 36 months as of Oct 2026.

Every lender, with the desk to call
The lender search takes a county, a property type and a loan size and returns every institution that has closed deals like it, each one's recorded footprint by county and quarter, and the commercial lending people its own team page names — with published work emails where there are any.

How the lenders are counted
- Source of record. Every closing is a mortgage recorded with the county, credited to the lender the instrument names. A nominee, servicer or trustee in that position is not counted — MERS has never lent anyone anything.
- One institution, many spellings. A bank records under dozens of names; they are grouped into one institution, and a successor or trade name is folded by the lender crosswalk on the methodology page. The clerk never updates a name after a merger, so a bank that no longer exists still appears on the record under its old name until a crosswalk row folds it.
- One loan, one closing. A blanket loan over several lots, or a facility recorded once per property, counts once. A county page ranks on closings in that county; the lender's count across its metro sits beside it.
- Revealed, not stated. This is what each lender has done, not what it says it wants. No lender has told us its credit box, and no page guesses one from the sizes it has closed.
- Dated. Each lender's row ends with its last closing in the county. A county page whose window holds fewer than 100 closings is kept out of search engines until it does.
When the loans these lenders wrote come due is on each county's maturities page, linked from its lender page, and the record behind every row is in the loan search. The same count read across a whole market, with the 25 most active lenders named, is in who lends on NYC commercial real estate and who lends on Texas commercial real estate.
