Memphis

Shelby County indexes the amount. The Assessor's roll is not public.

The Register of Deeds in Memphis indexes the parties, the address and the consideration of every deed of trust and mortgage recorded in Shelby County, and serves the instrument free. Circlemark reads every commercial loan that falls due inside the next twelve months for the stated maturity, keeps the Register's amount where the first pages state none, and checks each against releases, assignments and modifications every week.

A light read, and what that means

Memphis is one of the metros Circlemark reads light. Rather than every instrument since 2015, the Register's index is listed for the origination years whose maturity falls inside the next twelve months — the vintages a five-, seven- or ten-year term, or a three-year bridge, puts due now — and each instrument's first pages are read for the stated principal and maturity, cited to the page. A loan due in three years is not listed yet; it will be when its vintage enters the window. How the light read works.

What Memphis does not publish

Shelby County's Assessor publishes its parcel roll only to the members of the county's GIS consortium, under terms that bar public display, and Circlemark has not taken it. So a Memphis loan carries no owner of record, assessed value or property type from a roll, and no loan-to-value; each property is placed on the map from the address the Register indexes, which works for about nine in ten. Tennessee records no notice of sale and no lis pendens — a foreclosure is visible only as the substitute trustee's deed that ends it. Releases and assignments are matched back to 2020, with the earlier years being read.
