How these lenders are counted

  • Source of record. Every closing is a mortgage recorded in County Clerk for Tarrant County, credited to the lender the instrument names. A nominee, servicer or trustee in that position is not counted — MERS has never lent anyone anything.
  • One institution, many spellings. A bank records under dozens of names; they are grouped into one institution, and a successor or trade name is folded by the lender crosswalk on the methodology page. The clerk never updates a name after a merger, so a bank that no longer exists still appears on the record under its old name until a crosswalk row folds it.
  • One loan, one closing. A blanket loan over several lots, or a facility recorded once per property, counts once.
  • Revealed, not stated. This is what each lender has done, not what it says it wants. No lender has told us its credit box, and the page never guesses one from the sizes it has closed.
  • Dated. The window is the last 36 months to Oct 2026; a lender's row ends with its last closing here. Re-counted every six hours from the weekly re-read of the record.

When these loans come due is on the Tarrant County maturities page.
